Cairo's three expat districts, in detail
Each neighbourhood has a distinct character. Understanding the differences before you choose is time well spent.
Maadi
Maadi is Cairo's longest-established expat neighbourhood. The area developed with a predominantly residential character and wide, leafy streets that are genuinely walkable by Cairo standards.
The area is anchored by Road 9, which runs through the heart of the district and hosts international supermarkets, English-language bookshops, restaurants from multiple cuisines, and a concentration of services oriented toward the international community.
Maadi is well-served by international schools, with several campuses either within the district or a short drive away. Families with children tend to find Maadi the most immediately functional choice.
Zamalek
Zamalek occupies Gezira Island in the Nile, giving it a natural boundary and a sense of separation from the wider city that residents consistently describe as one of its most valued qualities.
The area is compact and culturally active. Art galleries, independent cafes, and a concentration of embassies and diplomatic offices give Zamalek a cosmopolitan atmosphere. Cairo Opera House and the Gezira Club are both within the district.
Apartments in Zamalek tend toward older buildings with high ceilings and generous layouts, though newer renovated units are available at a premium. Living spaces are typically smaller than Maadi villas, but the location trade-off is significant for professionals working in central Cairo.
New Cairo
New Cairo is a planned urban extension that has grown substantially over the past decade. It offers a different kind of Cairo experience: newer infrastructure, larger living spaces, and a predominantly compound-based residential model.
Compounds in New Cairo typically include amenities such as swimming pools, gyms, and community spaces. The area hosts several newer international schools and is well-positioned for professionals working in the Fifth Settlement, the New Administrative Capital, or companies based in eastern Cairo.
The trade-off is distance. New Cairo is 30 to 45 minutes from central Cairo under normal traffic conditions, and considerably longer during peak hours. This makes it less suitable for professionals with regular business in Zamalek, downtown, or the west bank. But for the right posting profile, it offers a quality of residential life that central Cairo cannot match.
